When planning construction on a summer cottage, it's important to consider legal restrictions. As lawyer Srbui Mandzhieva explained to the Prime agency, the first step is to obtain an extract from the land use and development regulations to determine the permitted uses of the land.
On summer cottages and garden plots, residential buildings no taller than 20 meters or three stories above ground are permitted, and they cannot be subdivided into separate properties. Outbuildings, such as garages, saunas, or showers, are also permitted, provided fire safety requirements are met.
At the same time, the construction of commercial facilities—auto repair shops, hotels, and catering establishments—on summer cottage plots is prohibited. Such construction requires prior rezoning of the land for commercial use. Violating the designated use of the plot may result in an administrative fine and even confiscation of the land.
